Commercial Senior Property Accountant
The Moinian Group is currently looking for a property accountant to join its New York–based team. This individual will be responsible for preparing all financial statements and providing management/client with financial information requested. RESPONSIBILITIES: Daily Resolve Tenant billing inquiries – as needed Record daily cash transactions in Yardi Review deposit postings Ad–hoc projects/analyses required by management Weekly Cash positions – for purpose of AP selection and distributions Bank reconciliation Monthly expense forecast Waterfalls – to monitor rent collections in conjunction with monthly mortgage payment date Coordinate with Collections to ensure rent collection prior to payment date Monthly Monthly management reports Reconcile and prepare bank accounts, escrows, tenant security, and general ledger accounts Post adjusting journal entries for mispostings/accruals/etc Prepare financial statements, generating reports such as Income Statement, Balance Sheet, and Trial Balance Process rent billing Review leases to account for all eligible chargebacks Review month–to–month billing comparison reports Review and approve sundries/late fees/etc Sales tax returns Month–end closings of accounts payable, accounts receivable, and general ledger Review general ledger and compare with cash report for accuracy Maintain utility log for each property for timely payment and expense analysis Annually Property budgets Coordinate with Leasing Dept to review current and projected leases for revenue forecast Coordinate with Operations Dept to review prior year expenses for expense forecast Calculate RET escalations Provide external accountants with workpapers and research inquiries in connection with year–end audits REQUIREMENTS: Bachelor's Degree (B.A./B.S.) from four year college or university Prior public accounting experience is a plus Yardi or MRI experience helpful. Real estate industry experience required Working knowledge of GAAP and financial reporting Experience with CAM/Tax billings helpful Proficient in MS Word and Excel Strong interpersonal skills Effective leadership abilities Excellent verbal and written communication skills Excellent organizational skills Meticulous attention to details and accuracy.
