Investment Analyst

Job Title: Investment Analyst
Reports to: CEO
Applicant must be detail-oriented, highly analytical and creative; strong communication, financial modelling, and writing skills are required.
Primary responsibilities include financial modelling of acquisition, disposition and development deals; research and analysis of real estate markets and economic trends; and general support for acquisition and development activities.
Functions
* Create detailed real estate financial models to assist the CEO and the Board with acquisitions and portfolio management.
* Research real estate market data and trends and prepare report for publication on the website and elsewhere and to assist in the underwriting process.
* Provide general analytical support to the Company and provide performance reports on the portfolio.
* Provide comparative analysis on existing portfolio with prospective opportunities to inform decision on whether to maintain or sell.
* Conduct construction cost analysis, financial and budget management tools
* Provide support for the negotiation of real estate transactions
* Travel to evaluate potential acquisition and development deals
* Prepare reconciliation reports on capital expenses for the portfolio
* Prepare monthly ROI, variance, efficiency and occupancy reports for review by the CEO and the Board.
* Prepare presentations on investment proposals
* Assist in the administration and management of the properties in the portfolio.
* Other duties that may be assigned from time to time.
Qualifications:
* Strong analytical, valuation, financial management and/or accounting experience.
* Strong writing skills.
* Strong interpersonal skills.
* Basic presentation skills.
* General understanding of real estate investing including financing and valuation techniques.
* Self-Motivated, demonstrates initiative and problem-solving abilities.
* Willingness to travel.
