Ideally you have experience in commercial real estate, but more importantly you bring the desire and drive to learn about the industry by playing a key role through research and analysis.What your success looks like:Developing pro–forma and discounted cash flow models for investment assets in various stages of operation (e.g., stabilized, distressed, value–add, lease–up) in excel and RedIQPreparing Broker Opinions of Value (BOVs) for multifamily owners and operatorsPreparing detailed market comparable analysis of multifamily propertiesManage Due Diligence Process and be the driving force in working through the marketing and closing processes for each transaction, and to be in constant communication with Colliers Brokerage Investment team, Investors and ClientsMaintaining database of detailed multifamily transactions, operating fundamentals, and development pipelines across Southeastern marketsManage all aspects of the day to day maintenance and growth of client CRMPreparation of weekly marketing status reports to be distributed to clients, summarizing weekly deal activitiesPrepare weekly team business development agendas utilizing Salesforce to target prospective clientsEfficiently analyze financial and operational reports for investment sales assets, including legal documents, rent rolls, operation statements, and other client materials as port of the underwriting and due diligence process.Interact with clients and prospective buyers/investors/sellers ensuring timely responses to external requests for market dataActively assist in the research, writing, and proofing of Colliers Investment Sales marketing offering memorandums (OMs) and Broker Opinion of Values (BOVs) Research and maintain databases which track Investment Sales activity, construction pipeline, and other relevant real estate metricsDevelop and maintain market knowledge through regular reading of industry trade journals, economic forecasts, and news–related periodicalsConduct transaction coordination and due diligence coordination for the Investment Sales teamMaintain files to ensure all mandatory disclosures are completed and sent to the appropriate parties for review and approvalProvide a consistent, quality–controlled system to ensure the smooth and efficient management of all relevant steps necessary to close a dealMonitor and assess the progress of sales so that important deadlines are met and contingencies are releasedProvide preliminary audits of files for management reviewOther responsibilities and duties as assigned15 – 20 travel days a year can be expected Process Management: Assist with the development of standard forms and proceduresImplement standardized processes/playbooks that create maximum efficiencies and add valueAssist in measuring transactional performanceEnsure that all client and broker engagement documentation is executed Transaction Management: Coordinate field broker selection processAssist with determining client needs and communicate project parametersCoordinate negotiations and management of transactionsCoordinate legal review of all client leased/owned documentsEnsure accuracy of financial data and reportingResolve landlord/tenant disputesCoordinate client site visits/market toursEnsure all State real estate standards are met Knowledge, Skills, and Abilities Bachelors Degree in Accounting, Finance, or Related fieldTwo or more years of Real Estate related experience would be ideal but entry level candidates are still encouraged to applyFinancial modeling skills including thorough knowledge of excelProficiency in MS Outlook, Excel, Powerpoint, and ability to learn Salesforce, Costar, Axio and Adobe Acrobat.Experience in MS Photoshop and Adobe Photoshop a plusAdvanced written and oral communication skillsExcellent attention to detail and organizational skillsAbility to accurately and productively handle multiple tasks during time sensitive situationsAbility and willingness to work extended hours or weekends to meet deadlines when appropriateA desire to work on a team and contribute to mutual successCurrent North Carolina Real Estate license or ability to obtain in first 180 days ***** Please send full resume to *****
