An Investment Bank based in Bahrain is looking for a Senior Associate/Principal for their team to report into the Managing Director (Head of MENA Investment Team).

Job Role

  • Research local, regional and international real estate investments; identify supply and demand gaps and recommend new investments to the Head of Real Estate with appropriate rationales;

  • Work with the Analysts to prepare detailed investment presentations;

  • Assist in conducting market and feasibility studies which support the investments;

  • Create cash flow models and be able to stress test the financial models;

  • Spread and analyze property financials on a historical, current and future perspective;

  • Analyze, summarize and comment on leases including summarizing Arabic leases / documents into English;

  • Help in drafting MOUs, mandate letters, engagement letters, request for proposals from business perspective;

  • Assist in drafting fund documents such as PPMs, Prospectus, Shareholder Agreements, Subscription Agreements etc.;

  • Prepare detailed product presentation and marketing materials for investors;

  • Assist in structuring, internal and external (regulator) approvals of real estate products (real estate funds, portfolios);

  • Work closely with third party property managers and leasing agents to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals;

  • Assist in managing cash flow, distribution analysis and investment projections of funds;

  • Help in developing and distributing periodic asset management reports to investors, consultants and other partners;

  • Provide pre-acquisition input and assistance in due diligence process, including review of financial and operational assumptions, and supporting the effort of originating and negotiation of debt financing;

  • Model full life cycle financial analysis for each asset from acquisition through disposition;

  • Help in overseeing asset disposition process;



Requirements

  • Minimum of a Bachelor's degree in either of the following: business, economics, finance, real estate finance, or related field with strong record of academic achievement; a Master's degree or a CFA will be much preferable;

  • Minimum 5-10 years of commercial real estate analysis / asset management experience with an emphasis in office and industrial properties and markets;

  • Experience in real estate fund / real estate portfolio / property management / leasing / operations desirable;

  • Proficiency with modeling investments, property cash flows in excel is critical;

  • Solid analytical and organizational skills and ability to multi-task;

  • Highly-developed verbal and written communication skills;

  • Ability to work independently and as part of a team;

  • Proactive thinking with detail-oriented and creative problem solving approach.
