Client Details
My client is a London based residential property developer. They have grown into a team of 30 people developing multiple sites across London with a GDV of £840m and 1,600 homes. They are actively acquiring new land and have the backing of a major Private Equity fund.
Description
The key tasks for the FP&A element of the roll will be;
- Owning the PAX planning analytics database and ensuring the integrity of the data within, keeping up to date with software developments, security and best practise
- Build the Group forecasting model in PAX (currently in excel) taking actuals from the accounting system and cash forecasts for the development companies to produce a rolling five year forecast incorporating P&L, BS, CF and KPIs for monthly reports.
- Build a sales reporting model in PAX, taking information from the sales reporting software (Salesforce)
- Responsible for designing, implementing and maintaining the reports in PAX Create dashboards in PAX to produce meaningful analytics for the organisation. PAX includes an intranet module which is not currently being used, but which can be used as a solution to deliver dashboards and other information across the Group.
- Create an investment appraisal model in PAX to replace the existing excel model. Liaise with key stakeholders to ensure the design, inputs and outputs meet the business needs.
- Build ad hoc models as required and analysis
- Support the IT Manager as required
- Work with consultants as required to develop the platform.
The key tasks for the Management Accountant element of the role include;
- Month end close. The month end involves posting accruals and journals, bank reconciliations and cash book postings, balance sheet reconciliations, reviewing the cash forecast for the development
- Prepare the monthly VAT and CIS returns for the development companies
- Review, manage and reconcile the sales ledger
- Review proposed payments prepared by the Purchase Ledger Supervisor and load payments into the online banking system (Lloyds and Barclays)
- Reconciling commission payments to Estate Agents and Overseas Sales Agents ensuring that payments are only made once the home has exchanged / completed.
- Complete weekly bank reconciliations
- Support the sales team in the handing over of completed homes and related void period costs
- Support the Project Directors and Commercial Team with their monthly forecasts.
- Review and develop finance policies and procedures and ensure they are being complied with
- Support the year end audit process
Profile
The applicant needs to be a strong communicator and comfortable with working across all levels in the organisation. The successful application will be expected to take ownership of the information they are preparing, ensure it is accurate and be able to understand variances and answer queries.
This is a business still undergoing significant growth and the role will pay an important part in developing the systems, processes and reports as complexity increases. The ability to react and be comfortable with change is key to the role. A proactive positive outlook and willingness to learn is essential.
Professional and educational achievements
- Familiar with forecast models and experience of building from scratch based on a brief.
- Familiar with investment appraisals / complex models
- Understand cashflow models
- Experience of month ends and forecast roll forwards
- Qualified in CIMA,ACCA or ACA
- Property sector experience preferable but not essential
- Good excel skills - data analysis, if statements, vlookups
- Experience of MI systems
- Knowledge of Access Dimensions, Salesforce, IBM Planning Analytics (Cognos TM1) an advantage
