Established in 1938, this business is coming to the market due to the owner's family needing to be in school in Brisbane. Currently there are 3x GPs at the practice; one being a Grandfathered GP with secondary supervision of the registrar that works in the team (and will be with them til Aug 2019) and the owner. The contractor GP works 3x 10 hour days and the owner works 3.5 days, thereby covering all days of the week; plus the registrar is full time too.

Any GP is able to work in this location and bill through Medicare if they are restricted by either/both 19AA/19AB. The practice has a current Area of Need certificate and high gross income per annum($1.2M).

Freehold ($400K) - Large renovated building sitting on 650 square meter block facing New England Highway. Front of the building is the MC/practice - 3 consulting rooms, waiting area, reception area, large treatment room, kitchen, store room and sterilization area. Back of the building has a 2 bedroom fully furnished unit (currently Doctor's residence). Recently, there have been new floor coverings and another 3x new air conditioners installed (there are 7x A/C's in total. Lease option available if freehold not purchased at $24K pa + GST+ on-costs (ONO) for a long term (10 yrs + 5 + 5 if required any combination of options to suit the bank loan).

Practice ($450K) - Current owner is the 6th owner of the practice, and has been there for the last 15 years. All owners have worked in the practice for a min of 15 yrs so stable ownership. There is a large patient base, having good incentive payments. This practice qualifies for RVTS and GP synergy training program. There are 3x new computers in the practice and one of the CR's has had a refurbishment for the current registrar whereby a new printer and computer etc was purchased. There was a new server installed not long ago and a new phone system. There are 3x CR's and a single bed Tx rm, will no path onsite and all bulk billed pts.

Location - has a subtropical highland climate, with cold, frosty winters and moderately hot, wet summers. It sits at an altitude of 850 metres (2,790 ft) above sea level, meaning temperatures below freezing in winter are common. It's 700 kms to Sydney, 275 kms to Brisbane, + 270Kms to Surfers so right up near the NSW/QLD border.

Staff: There is one practice nurse working 30 rs a week to support the GPs. There is a F/T receptionist who also covers the practice manager duties together with 2x casual admin staff.

GP's - The contractor GP is on an employee agreement getting a guaranteed $120/hr + annual leave and superannuation payments. Across the year, these equate to about 60/65% fee split. He works under this arrangement at his request, and whilst currently not on a contract, the owner believes he would be willing to sign a new contract with the same conditions for the new owner. This GP also has secondary supervision commitment for the registrar and after August this year, will be able to continue in this role after the current owner has (hopefully) sold the business and relocated to Brisbane to join his family. The registrar is on a wage in alignment with the college award. The owner doesn't take any fee split from the pts he sees when he is working at this practice, and puts his billings towards the profitability of the business.

Software: MD + Prac soft are in use with 90% of all pt files scanned into the system.
