QIC's Global Real Estate team is currently seeking an Investment Manager to join us on a 12-month maximum term contract. Reporting to the Investment General Manager as Investment Manager for Eastland Shopping Centre in Melbourne you will play a key role in formulating and recommending the Asset Plan and Operating Budget for approval and delivery of the overarching investment strategy to delivery successful outcomes.
You will lead by example supporting a culture of exceeding expectations and drive a focus on delivery of outcomes within the broader GRE group including relationships with Leasing and Property Management. You will enjoy mentoring, developing and provide direction to the supporting Investment Analyst.
Key accountabilities include:
Prepare annual total return budgets, monitor, measure, report, forecast and deliver total returns to meet / exceed outperformance targets
Prepare, monitor, measure, report and forecast annual property NOI budgets
Actively identify, monitor, measure, report and implement property levers to assist with maximising investment performance and minimise downside risk
Coordinate the development of Property Management budget and Leasing strategy
Review ongoing performance results relative to the Asset plan, strategy and budget to ensure objectives / targets are achieved
Manage quarterly and annual valuation process with Funds Management
Assist as required in development planning, preparing of master-plans, acquisitions, authority approvals and major tenant strategies
Provide investment compliance integrity in the review of development project commercial assessments and support ultimate recommendations to the QIC Executive.
Assist the IGM with design, development and delivery of Projects as directed
The ideal candidate:
As a strong candidate for this role, you will have at least 5 years' experience in a similar Asset/Investment Manager role or previously held a centre management operational role within a large retail environment. A detailed understanding of valuation methodology and investment analytical skills is essential.
A degree in Property Economics, Business, Economics or Commerce would be advantageous. Strategic thinking, decision making as well as practical day to day problem solving skills will see you succeed.
You will also bring the following;
Advanced understanding of property, financial, legal and development issues surrounding major property investments
A thorough understanding of Australian Property investment markets
Ability to manage / work with teams for large assets and deliver budget (alpha) targets
Knowledge of regulatory requirements
Knowledge of majors leasing market, contracts and negotiation skills
Strategic and lateral thinking
Advanced use of spreadsheet and word processing software.
