Fund Controller, Associate
Team Overview:
BlackRock APAC Fund Administration Function has responsibility for all NAV accounting matters across APAC for pooled fund products, plus audit and financial statement production oversight. This involves responsibility for accurate and timely production of asset valuations produced by third party administrators, including shareholder taxation. The Team, amongst other things; has significant involvement in assisting various BlackRock departments in launch of new product and change management and closure of existing product. The team additionally supports relevant Fund Boards, assists Legal and Compliance in relevant regulatory and legal matters specific to the funds and supports Portfolio Management Group, Sales and Marketing teams through technical knowledge of both the funds in relation to jurisdictional requirements and accounting expertise
Role Responsibility:
The role is responsible for all aspects of accounting and financial reporting for a pan-Asian Real Estate Fund. The individual will review all property investment positions and operating data and convert that data into consolidated financial statements in accordance with statutory accounting principles, including IFRS and Local GAAP, as well as all other aspects of financial reporting for the Fund, including all regulatory and statutory reporting at the Fund level and Fund holding company level.
This position will report to the Director of RE Fund Admin, based in Hong Kong.
Specific responsibilities of this position include, but are not limited to:
The position requires the ability to handle multiple tasks, meet reporting deadlines and be flexible. Computer literacy is essential as many computer systems are used on a daily basis. The employee must also possess financial, analytical and problem solving skills and must have good interpersonal and communication skills.
A minimum of 7-10 years accounting experience with real estate knowledge of statutory accounting on a fair value basis, and financial statement preparation being strongly preferred. Any significant exposure to Master/Feeder fund structures, regulated Luxembourg Real Estate vehicles (e.g. SICAV/SICAF) and/or regulated German Real Estate vehicles (e.g. KAG) would be viewed positively but is not essential.
CPA, CA, ACCA or CIMA with Public Accounting experience would be desirable with fluency in Traditional Chinese, both written and spoken, being desirable but not essential. administrators, including shareholder taxation.

- Review of the monthly/quarterly submissions from investment accountants or service providers from around the region
- Financial consolidation of the Fund and preparation of the quarterly management reporting pack
- Production of Audited Annual Financial Statements for the Fund in accordance with IFRS
- Lead contact for the audit of the Consolidated Fund financial statements and associated fund level holding companies and achievement of a clean audit opinion for all entities
- Lead contact for the Fund with respect to tax issues and interfacing with internal and external tax specialists as required
- Monitoring of cash positions and overall liquidity of the Fund and recommending calls/distributions
- Preparation of investor quarterly capital balance statements and any other ad hoc investor reports.
- Working with the internal Client Sales and Services team and the external Transfer Agent on capital call/distribution notices
- Preparation of both base fee and transaction fee calculations
- Preparation of the quarterly Portfolio Valuation Memo for submission to the Regional Valuation Committee7. Finance point of contact with the Corporate Finance, Investment Management and Portfolio Management teams on acquisitions/dispositions and financing/refinancing activities
- Assistance with special projects as required.
